Our Story

We're Builders, Investors, and Believers in a Better Way.

From scaffolding yards in Norfolk to luxury renovations in West London — and the conviction that property can do more than appreciate in value.

Mark Cornfield, Neil Wickenden and Jonathan Cornfield — the three Cornwick directors at the Aspire Property Awards 2025.
The Origin Story

It Didn't Start in a Boardroom.

Cornwick wasn't born in a boardroom. It came out of building sites, scaffolding yards, and decades of working with their hands across Norfolk and London.

Mark, Jonathan, and Neil have spent their careers creating spaces — from complex structural renovations in West London to specialist interiors for global brands. Over time, they kept returning to the same question: what if we pointed all of this at the places that really need it?

The answer was Cornwick — a property investment model built around the UK's most urgent social needs that also delivers strong, sustainable returns. Not one or the other. Both at once. That's the whole point.

Every director has personal capital deployed in Cornwick projects. We don't ask investors to take risks we won't take ourselves.
The Team

Three Directors. Decades of Skin in the Game.

Mark Cornfield

Director & Co-Founder

Started scaffolding at 16. By 24, running a team of 27 people and nearly doubling company turnover in a year. Co-founded Cornfield Scaffolding Ltd — no outside investment, built entirely on reputation and hard work. Since 2023, focused exclusively on purpose-led property development across Norfolk and Suffolk. Award-winning entrepreneur. His capital is in every Cornwick project.

"I want to build things that outlast me. Homes that actually matter. That's the whole drive."

Neil Wickenden

Director & Co-Founder

Electrical engineer turned Creative Director — major campaigns with Sony PlayStation, Virgin, and Ferrari. Built his own property portfolio alongside a bespoke interiors business. A lifelong conviction: that well-designed spaces improve lives. Award-winning entrepreneur. His capital is in every Cornwick project.

"Spaces have the power to improve lives. That's been true my whole career. Cornwick is just the fullest expression of that idea."

Jonathan Cornfield

Director & Co-Founder

Co-owner of Cornfield Scaffolding Ltd, built with Mark from a single van and a reputation for showing up. From laying bricks on site to leading day-to-day operations across two businesses, Jonathan brings the steady, systems-led leadership that lets Cornwick scale without losing its standards. People-first by instinct, relentless on quality, and his capital is in every Cornwick project.

"When you look after people, the work looks after itself. That's true on a building site and it's true in business."
Our Values

Profit and Purpose. Done Right, They're the Same Thing.

Seven values define how Cornwick works — how we treat our investors, our partners, the people we serve, and each other. These aren't words on a wall. They're the foundation everything is built on.

01

Purpose Over Profit

We go where the need is greatest.

Every project begins with a question: who does this help? We start with people, not property. Get that right and the returns follow.

02

Integrity in Everything

We do what we say. Always.

Trust is the currency of long-term business. We're honest about risks, timelines and challenges — and we don't compromise our values for short-term gain.

03

People First

Buildings are just the beginning.

Residents. Investors. Care provider partners. Communities. Every decision starts with: what's the right thing for the people involved?

04

Deliver With Excellence

Good enough is never enough.

We come from backgrounds where standards matter. CQC compliance, rigorous due diligence, and a reputation we protect project by project.

05

Think Long Term

We build for decades, not quarters.

10+ year lease structures. 25-year facility lifespans. Relationships and portfolios designed to compound over time, not flip in twelve months.

06

Community & Social Impact

Property is a lifeline, not just an asset.

167,000 supported units needed by 2040. 1.3M households on housing lists. These aren't statistics — they're people, and we take that responsibility seriously.

07

Grow With Purpose

Scale doesn't dilute standards. It multiplies them.

Our ambition is significant: 100 facilities, a £100M+ portfolio, national reach. But we will never grow faster than our values can carry us. Every new region, every new partnership, every new project meets the same standard of purpose, quality and integrity that defines Cornwick today. Growth is a vehicle for impact — never the end in itself.

"Profit with purpose, buildings with heart, and communities built to thrive."

Our Commitments

We Don't Just Talk About Impact. We Build It In.

Environmental

Refurbishment over new-build wherever possible — lower carbon, less waste. Energy upgrades on every project: insulation, LED, solar, heat pumps. Carbon-neutral pathway planning on all projects. We track and report embodied carbon per project.

Social

Every project addresses a specific, named social need. We report per project: number of residents housed, care need categories, counterfactual analysis. We distinguish company impact from investor impact — what changed because your capital was deployed, and wouldn't have otherwise.

Governance

Transparent quarterly investor reporting. All risk areas documented in due diligence packs. Independent oversight where required. No claim made that can't be verified.
